Occupancy Type
Occupancy type classifies how a property is used — owner-occupied, tenant-occupied, seasonal, or vacant — which materially changes its risk profile.
Occupancy is one of the first things underwriters confirm because it drives both the frequency and severity of loss. A vacant or seasonally occupied home, for instance, carries higher risk of undetected water damage, theft, or vandalism than an owner-occupied primary residence.
Commercial occupancy classifications go further, describing the business use of a building, which affects fire load, liability, and eligibility.
