Windpool Zone

A windpool zone is a coastal area where standard insurers limit wind coverage, so a state-backed association provides windstorm and hail policies of last resort.
Several coastal states run wind pool associations (such as TWIA in Texas, Citizens in Florida, or the South Carolina Wind & Hail association) to insure high-risk properties that private carriers decline. Whether an address falls inside a designated wind pool zone determines eligibility, available coverage, and pricing.
Underwriters check wind pool boundaries early because they change how a risk is rated and which market can write it. The zone is geographic, so it is determined by the property’s exact location relative to published boundary maps.
